About This Role

Alright, let's get straight to it. We're looking for a Service Manager in Tampa, FL to run the maintenance show for a large property; we're talking over 500 units, possibly across multiple communities.

The Job

You'd be coordinating the team that keeps everything running and looking good. That means making schedules, assigning work, and making sure it gets done right. You'll handle everything from routine repairs and preventive maintenance to bigger rehab projects or even helping with new construction.

Your day starts with walking the property, inside and out. You're looking for what needs fixing and spotting any potential safety issues. You'll manage the inventory of supplies and keep an eye on the monthly maintenance budget so nothing catches us off guard.

A big part of this is developing your team. You'll figure out what training they need; whether it's safety protocols or specific skills; and make sure they get it. You're also the point person for making sure we follow all the rules: OSHA standards, local codes, and our own company policies.

And yeah, you're on call. You'll share that duty with your team for emergencies and bad weather.

What You Need to Bring

  • More than five years of experience in maintenance, with a clear progression in your responsibilities.
  • You've managed maintenance for a portfolio of at least 500 units before.
  • A solid grasp of mechanical methods and the tools of the trade.
  • The ability to juggle tasks independently and prioritize what needs to happen first.
  • Experience assigning work and coordinating multiple teams.
  • Strong computer skills; you'll be using our specific property management tech daily.
  • A high school diploma is helpful but not a strict deal breaker if your experience is strong.

Required Certifications & Gear

  • EPA Universal Certification (Core).
  • EPA Type I (for appliances) and Type II (for HVAC systems).
  • A Certified Pool Operator (CPO) license.
  • You need to provide your own industry standard hand tools. We supply the bigger equipment.

The Physical Side of Things

This isn't a desk job. You've got to be able to lift up to 50 pounds regularly. The work involves constant movement: walking the grounds, bending, stooping, crawling into tight spaces, and climbing stairs. You'll be reaching overhead and working with both hands for grasping and manipulating tools all day long.
