What you'd be doing

This is a hands on maintenance role at one of their apartment communities. You're the person who gets things fixed and keeps the place looking sharp. The Community Manager will be your direct report.

  • You'll use their property management software to handle repair tickets from start to finish, getting apartments ready for new residents on time.
  • A big part of the job is completing maintenance requests. That covers everything from appliance issues to patching drywall.
  • Troubleshooting HVAC systems is in the mix.
  • You'll help with getting vacant apartments turned over and ready to rent again.
  • Keeping an eye out for safety hazards around the property is important; you'd report anything you find to the manager.
  • There's a preventive maintenance schedule to follow, and you'll need to document your work as you go.
  • The tools they provide are your responsibility to maintain and keep secure.
  • Sometimes you might post official notices on resident doors or around the community.
  • You'll share on call duties with the rest of the maintenance team. That means being available for after hours emergencies, and yes, that includes bad weather calls.

The specifics we need

This isn't a desk job. It's active, it's varied, and we need someone who's ready for that pace.

  • You've gotta have six months to a year of general maintenance experience under your belt. Safety knowledge is part of that.
  • A high school diploma or GED would be great, but it's not a strict requirement if your experience is solid.
  • Basic computer skills are non negotiable; you'll be using them daily for work orders.
  • A working knowledge of HVAC systems is required. You don't need to be a master mechanic, but you should know your way around a unit.
  • You need to supply your own standard hand tools for the trade.
  • The schedule is full time, Monday through Friday onsite, but the exact hours can vary. Some overtime pops up now and then.
  • The on call rotation is a real part of the job, so flexibility there is key.

A note on the physical side

I have to be upfront about this part because it matters. You'll be lifting up to 50 lbs regularly. The day involves constant movement: walking, bending, stooping, crawling into tight spaces, climbing stairs. You'll be reaching overhead and working with both hands all day long. You're outside in all sorts of weather conditions. If driving a golf cart or vehicle on site is needed for tasks, that'll be part of it too.
