Sales Director – The Point at Rockridge
This is a Director of Sales role managing the full sales operation for The Point at Rockridge in Oakland, CA. You're not just taking calls and giving tours. You're connecting with prospective residents across multiple communication platforms, guiding them through the process, and converting leads into move ins. The core metric that defines success here? Sales conversions, revenue optimization, move ins, and average daily occupancy. It's a results role, plain and simple.
What you'll actually do
Sales. You'll engage with every lead that comes through ; from advertising, public relations, referrals, or personal contact ; and use professional selling skills to turn them into residents. You'll move leads through our sales process, building customer focused relationships and gaining commitment at each step. You'll execute every part of the Sales Playbook: discovery, overcoming objections, and closing techniques to hit budgeted occupancy and net revenue. You'll manage sales tracking reports and give daily updates to the Executive Director, plus hold weekly strategy and advisory meetings with them. Sales results get communicated to key stakeholders at least once a week. You'll consistently walk the community to make sure tour paths and model rooms are show ready. You'll plan and execute local sales events to generate and convert leads. You'll pull reports on sales activity, leads, move ins, conversions, and critical success factors. And you'll track everything accurately in the CRM.
Market conditions. Every quarter, you'll conduct competitive market research on established communities and new or upcoming ones. You'll rank and analyze products, and report the data into our competitive market analysis tool. You'll prepare general market analyses and develop ways to track prospective residents and referral sources. You'll spot competitive opportunities and threats, then present strategic alternatives to the Executive Director and Regional Sales Leadership. A strong understanding of the senior living industry and local market conditions is expected.
Revenue optimization. You'll work to meet predetermined monthly sales goals. You'll decide which revenue drivers to use ; pricing, incentives, inventory management ; to optimize net revenue and hit the budget. You'll use selling skills to achieve "everyday matters" revenue optimization with prospective residents. You'll analyze sales metrics and make recommendations to improve community NOI. You'll also provide expert advice to prospective residents and internal or external business partners.
External business development. You'll build an effective network of non paid referral sources to generate leads and move ins. You'll plan and execute monthly presentations to professional referral sources. You'll lead monthly referral development meetings with the Executive Director and appropriate team members to use all community resources for expanding the referral network. Everything gets properly documented in the CRM.
Resident move in process. You'll review and facilitate the Move In Packet with the resident and their family. You'll coordinate the Resident Assessment with the clinical team. You'll oversee the entire move in process to ensure a smooth transition. All state mandated paperwork and forms must be completed on or before move in day. You'll coordinate with the Executive Director, Business Office Manager, and Director of Health and Wellness to make sure the resident's Administrative Files are fully prepared according to state regulatory requirements ; so the lease signing goes without a hitch.
What you need
- Previous experience in senior living sales or a similar sales leadership role
- Strong selling skills with the ability to move leads through a defined sales process
- Comfort with CRM systems and sales reporting
- Able to conduct competitive market research and analyze local competition
- Ability to work collaboratively with an Executive Director, marketing teams, and regional leadership
- Knowledge of state specific regulatory paperwork for resident move ins
- The role is located in Oakland, CA and requires regular on site presence
