Maintenance Supervisor

Dream Live Prosper Communities needs a Maintenance Supervisor to run the service team at DREAM Germantown Apartments in Memphis, TN. You're not just fixing stuff; you're leading the crew that makes sure people actually want to live there. It's full time, comes with bonuses, and you'll work a schedule that flexes ; weekends included sometimes.

What You'll Actually Do

• Lead maintenance operations: scheduling the team, setting focus areas, managing the on call rotation.
• Every resident service request gets a response within 24 hours. No exceptions.
• Keep a close eye on the OpEx budget, finding ways to save money and tracking every dollar.
• Mentor and coach your team by showing them how it's done, not just telling them.
• Get vacant units prepped and move in ready within five days.
• Use your hands on skills in HVAC, electrical, plumbing, painting, and pool care to keep the property in top shape.
• Handle hazards, keep the grounds looking good, and jump on emergency responses right away.
• Build relationships with vendors and streamline ordering through Appfolio so inventory never runs dry.
• Support loss prevention, and don't be surprised if you're doing some hands on technician or groundskeeping work yourself.
• Delegate work orders to the right people and make sure service stays high.

What You Need

• Experience as a Service Manager or an equivalent role.
• A serious understanding of HVAC controls, components, and systems.
• Real skill in electrical, plumbing, appliance repair, drywall, and general maintenance.
• Know safety regulations, building codes, and compliance standards like the back of your hand.
• You can lead and train a team without breaking a sweat.
• You prioritize tasks and manage your time without dropping balls.
• You make sound decisions and solve complex problems on the fly.
• Familiarity with cost control and budgeting basics.
• You communicate clearly with team members, vendors, and residents.
• You can lift heavy stuff and handle physical work.
• An HVAC certification is preferred. A CPO certification is a plus.
