Alright, let's talk about this Superintendent role at Invitation Homes in Fort Worth, TX. It's a boots on the ground job, managing the process of getting a home ready for the next resident. You're the point person from the moment someone says they're moving out until the new resident gets their keys. What you'll do

You're running the whole show for property rehab and turnover. That means you own it from beginning to end.

  • Meet with current residents before they move out to review the home's condition and what they need to do.
  • Welcome new residents with an orientation, showing them how everything works in their new home.
  • After a move out, you'll do a detailed inspection and use our budgeting software to build a full scope of work. You'll also figure out any costs that should go back to the previous resident.
  • Oversee all rehab work: talking to contractors, submitting change orders, checking quality and timelines, and keeping notes and photos throughout.
  • Keep the leasing team in the loop if delays might push back a move in date.
  • Make sure job sites are safe when you're on site.
  • Negotiate repair terms with vendors and general contractors based on our standards.
  • The job might also include occupancy checks or coordinating with law enforcement for eviction lockouts.

The experience you need

A high school diploma or equivalent is necessary. You also need your OSHA 10 certification; if you don't have it yet, you'll have up to 90 days after hiring to get it.

  • A minimum of two years in project management where you've handled multiple projects, budgets, deadlines, and quality control.
  • A good working knowledge of residential construction; think plumbing, electrical, HVAC, drywall, flooring; and local building codes.
  • Experience negotiating with contractors and managing them to get work done right.
  • You need solid professional communication skills, both talking and writing.
  • Be comfortable using a tablet and standard business apps like Outlook or Salesforce.
  • A current driver's license and auto insurance are required. You'll be driving extensively within your assigned portfolio of homes.
  • You have to provide your own basic hand and power tools.

The practical stuff

This is a full time position that requires regular attendance. You need to be available for weekends and non traditional holidays when necessary. The travel within your area is extensive; you're not sitting at a desk all day.

The physical side is real:

  • The work involves frequent climbing, reaching, stooping, kneeling, crawling pushing pulling lifting talking hearing.
