About This Role

Alright, let's talk about this Director of Real Estate role. It's not just about signing leases; it's about owning the entire strategy for where and how our company operates across the country. You'd be the person figuring out how our physical footprint; everything we own and everything we lease; supports where we're going next.

What you'd be doing

You'll run the show for our real estate portfolio. That means looking at what we have, finding what we need, and making sure it all makes financial and operational sense.

  • Lead the evaluation and management of our owned and leased properties.
  • Analyze real estate markets to spot opportunities or challenges for our facilities.
  • Find and secure new locations that fit our growth plans and budget.
  • Handle the negotiation and finalization of all agreements: leases, renewals, subleases, purchases, sales, and terminations.
  • Advise company leadership on local market trends, risks, and how they impact our operations.
  • Manage ongoing lease obligations to ensure we're compliant and cost effective.
  • Guide our terminal and regional teams on facility upkeep, landlord relationships, and contract terms.
  • Analyze how real estate decisions affect operating center profitability; track all transactions against the budget.
  • Build full project cost models that include capital investments, returns on investment, rent escalations, and ground leases.
  • Work with external brokers, consultants, and other service providers to get deals done right and on time.
  • Stay up to date on building codes, commercial property laws, and state/federal regulations.
  • Keep local, regional, and executive leadership in the loop on all active real estate deals.
  • Collaborate with teams across the company to coordinate site delivery, relocations, or closures smoothly.

The background you'll need

A Bachelor’s degree in business administration, finance, real estate or a related field is required. A real estate license is nice to have but isn't mandatory. The real weight is in your experience:

  • A solid 8+ years in professional commercial or industrial real estate. You've done negotiations acquisitions financial analysis facility transactions
  • The gig requires strong analytical skills especially when it comes to building financial models data visualizations

A background in transportation or logistics would give you a serious leg up here. And because you'll be handling sensitive deal information demonstrated discretion confidentiality are non negotiable

The day to day setup

The role is based 100% on site at the location listed in this posting (Dallas, TX). You should be comfortable commuting there daily. There will also be travel for related meetings events as needed. Technically speaking you should be proficient with Windows PCs Microsoft O365 (Outlook Word Excel PowerPoint etc.) web conferencing tools like Teams Zoom Webex We're looking for someone who can manage multiple high stakes priorities independently deliver high quality results without constant oversight Your negotiation communication interpersonal skills need to be sharp enough to influence both internal teams external partners
