I'm recruiting for a Director of Engineering at a senior living community in Columbus, OH. This isn't a desk job ; it's hands on leadership. You'll oversee maintenance, building systems, and the team that keeps everything running safely. If you've managed facilities before and want to work somewhere your work actually matters to peoples' daily lives, this is worth reading.

What You'll Actually Do

• Oversee daily maintenance across the whole property: resident apartments, common areas, grounds, and all building systems.
• Manage HVAC, plumbing, electrical, fire safety, and life safety systems directly.
• Build and maintain preventative maintenance programs so things break less often.
• Supervise, train, and schedule the maintenance team ; you're their leader.
• Handle vendor contracts and outside contractors; oversee capital improvement projects from start to finish.
• Develop and monitor budgets for the department ; expenses, inventory, everything that costs money needs your eye on it.
• Respond quickly to maintenance requests and emergency situations. That means after hours too when something goes wrong.
• Keep track of logs, inspections, licenses, and compliance records so nothing falls through the cracks.
• Make sure residents feel safe and comfortable. That satisfaction piece is a big deal here.

What You Need to Bring

• Experience: 5+ years leading maintenance or engineering teams. Ideally you've done this in senior living, hospitality, healthcare, or multifamily housing ; but if your background is close enough we can talk about it.
• Technical know how: Solid knowledge of HVAC systems (heating/cooling), plumbing (pipes/valves/sewers), electrical circuits (panels/wiring/lighting), building automation controls where applicable. Fire alarm/suppression system experience helps too.

Candidates who have worked with boiler operations or variable refrigerant flow setups? Even better but not mandatory right now; mention it if you do.
