
About This Role
Alright, let's get straight to it. This is a hands on maintenance job for single family rental homes in Charlotte, NC. It's not just fixing things; you're the main point of contact for our residents, so how you interact with them matters just as much as the quality of your work.
What You'll Be Doing
You'll handle a wide variety of repair and maintenance tasks across a portfolio of homes. Your day is never just one thing. You might start with a plumbing call, then do a scheduled check up in a resident's home, and finish by getting a vacant property ready for the next tenant.
- Respond to maintenance service requests that can span plumbing, electrical, carpentry, drywall, appliances, and minor HVAC work.
- Conduct regular ProCare visits inside residents' homes to catch small issues before they become big problems.
- Walk through properties; both occupied and vacant; and note any condition issues that need attention from our property management team.
- Help educate residents on basic maintenance for their home.
- Use company provided reports to track your work and find ways to improve.
- Get vacant homes rent ready during the turn process between residents.
- Take care of the company vehicle, tools, and materials you're given.
The Skills & Experience You Need
A high school diploma or equivalent is the baseline. From there, we need practical know how and a few non negotiables.
- A solid background in residential repairs and maintenance. You understand how houses are put together and how their systems work.
- You should be able to tackle general repairs across multiple trades: think fixing a leaky faucet (plumbing), replacing an outlet (electrical), patching a hole (drywall/carpentry), or servicing an AC unit (minor HVAC). We provide some training where needed.
- A current driver's license and auto insurance are mandatory. You'll be driving a company vehicle from home to home.
- You need to be comfortable using mobile apps on an iPad or iPhone for all your work orders and documentation.
- The OSHA 10 certification is required. If you don't have it yet, new hires get up to 90 days to complete it after starting.
A Few More Details
This isn't a desk job. The physical side is real, and the schedule requires flexibility. And while these next items aren't required to apply, they're definitely nice to have if you do.
The Physical Stuff:
- The work involves frequent climbing, reaching, kneeling, crawling, lifting, talking, and hearing.
- You must be able to lift 50 pounds or more regularly and operate standard maintenance equipment.
The Schedule:
- You've got to be reliable and show up consistently. The role includes working weekends and holidays when needed. There may also be times you're asked to do occupancy checks or attend eviction lockouts alongside law enforcement.
