Project/Program Manager
About This Role
Here's the deal. We need someone to be the owner's eyes, ears, and quality conscience on a major construction project. This isn't about micromanaging a contractor; it's about being the client's primary advocate for excellence from the first drawing to the final system test.
What you'll do
You're in charge of the entire owner's quality and commissioning program. That means you own it, start to finish.
- Serve as the main point of contact for all construction quality and commissioning activities.
- Manage and oversee project planning, scheduling, execution, and; most importantly; the quality of everything that gets built.
- Develop and implement the project specific quality management plans and inspection protocols.
- Keep everyone aligned. You'll facilitate coordination between the Owner, Architect, Engineers, and Contractors to make sure we're all chasing the same goals.
- Your reports and dashboards will be how everyone understands quality performance. Transparency is non negotiable.
- Oversee the MEP/CSLA inspection process to validate installations meet spec.
- Make sure commissioning requirements are properly sequenced and resourced throughout every phase of the project.
- Track quality metrics. We want data driven decisions, not gut feelings.
- When something goes wrong; a significant event, a critical deficiency, a repetitive issue; you'll oversee the Root Cause Analysis with the project team.
- Document issues thoroughly and ensure they're resolved in a way that protects the owner's interests.
The background you need
A few things are mandatory for this one. You've got to have a solid foundation to build on.
- A Bachelor's degree in Engineering, Architecture, Construction Management, or a related field is required.
- At least 7 years in construction quality management or owner's representation. Experience in Mission Critical or Hyperscale Data Center markets gives you a real edge.
- You've managed quality programs on large, complex projects before. We're talking full lifecycle, from design through commissioning.
- Strong technical knowledge is key. You need a deep understanding of MEP systems, construction processes, and building codes.
- A thorough grasp of commissioning levels (1 through 5) and how they impact the overall project schedule is essential.
- You're experienced with quality management systems, inspection protocols, and testing procedures.
- A current OSHA 30 Safety Training card is a must have minimum qualification.
